8TH & FORRESTER HISTORIC DISTRICT

912 Forrester Ave NW

Apr. Yr: 1925, Frame, 3 Bed/1.75 Bath, 1510 SF
$239,000 MLS # 640855

This charming brick bungalow from the 1920's has many craftsman details, built by homeowners of the early 20th century who valued simplicity and symmetry as well as quality. The house dates from 1925, built for John R. and Francis Cravens; John was listed as a trimmer at the American Garage, 5 miles N of the city limits. It is part of the Historic district of 8th and Forrester., a small but charming overlay zone built primarily between 1905 and 1930.
The home is built of double wythe red brick, recently (re)stuccoed. The uncommon setback is most likely due to the non standard lot, dating from the original plat.   Keeping in character with the era and neighborhood is its prominent screened porch. The large porch provides a great combination of entry area, neighborly sitting room and protection from the strong western sun in the summer. Two courtyards, on the north and south sides of the lot, offer ample low-maintenance outdoor spaces. Although the house has undergone some remodeling through the years, it still retains lots and lots of classic bungalow style.  Its lovely windows are tall, double hung, and they are original. All use operating weights & pulleys and have true divided lite upper sashes. Picture molding remains in several rooms, as does the nicely preserved brick chimney for a wood burning stove. Also typical are the high ceilings, spacious rooms, and generous eaves with hammer beams.
The 3 bedroom house has a large gabled roof and lots of attic storage space. It is almost entirely built on a crawl space with the master suite being concrete slab on grade. This northern end of the home was likely converted from an original garage. Additionally, the master suite has a small, rather mysterious storage basement room below it. The house retains it's original hardwood floors throughout except tile in one bathroom and recent bamboo flooring in the master suite. The walls are traditional hand applied plaster and retain all the rustic charm that goes with hand crafted wall finishes. Original tongue & groove bead board remain on some ceilings. More recent improvements, including skylights and a custom courtyard gate add to the charm and livability.

820 12th St NW

Aprox Yr: 1907 Terrone adobe, 3 Bed/1Bath, 1475 SF
$250,000 MLS#608472

The home at 820 12th Street is a classic Terrone Adobe built by Hermann Blueher in approximately 1905. This building style incorporates massive Terrone blocks cut from the Rio Grande embankment, at times as much as 18-20 inches thick. This listing also exhibits the handiwork of Justen Jones, foreman for Herman Blueher, as noted in the 1908 Albuquerque City Directory. Decorated at times with white picket fence, and most likely with gingerbread face Sitting on the southeast corner of Coal and Princeton jade as a holdover from built in woodwork distinctly Germanic or Scandinavian influence, it has remained structurally the same over the course of its 100+ year life span. The rooms are large with high alcove ceilings, eliminating the feeling of claustrophobia felt in homes with low ceilings. Access to the second story existed at one time, but the railings, stairs, and aperture were removed. A second bathroom could be added without a great deal of difficulty from the existing bathroom. The floors underneath are thought to be birch, and could be refinished to be quite beautiful. The house truly is a gem in the rough, not needing a great deal to make this an award winning show home. The two car garage in back cold be a solo practitioner's office or with the current SU-2 zoning. Priced at less than $150 per square foot, this home is ready for immediate occupancy. Very few homes have this much potential!

1103 Granite NW

Yr: 1890 Terrone Adobe, 3 Bed/2 Bath, 1300 SF
$240,000

The property at 1103 Granite NW is a generation older, probably dating to around 1890. The in bookcases and china cabinets have been kept original, only adding to the charm of this picturesque property. The wood floors and chair railings add another measure of class, in addition to the rustic adobe garage in the rear, that could be converted for a variety of uses. The quiet street it sits on is popular for walking tours and a two minute walk to the Sunshine Cafe, home of perhaps the best green chile stew anywhere in the area. The Wells that is readily neighborhood is fast becoming one of the most desirable areas for young professionals and retirees wanting to live close to the economic and social center of the city. The current owners have installed new kitchen cabinets and dramatically remodeled the bathroom with a claw foot tub, in addition to a tremendous amount of paint and detail work that is readily apparent. The color scheme is restful and pleasing to the eye. This home would be a great investment for anyone that appreciates what the downtown has to offer, with living at it's most relaxed and best.
